Rules and Regulations for Heya
Effective Date: July 16, 2026
To ensure a safe, transparent, and hassle-free experience for everyone, all Landlords and Tenants using Heya must adhere to the following rules and guidelines:
- Guidelines for Tenants (ভাড়াতিয়াৰ বাবে নিয়মাৱলী)
- Free Access: Browsing properties, viewing photos, and using our Mapbox location tracking system is entirely free. Heya will never ask tenants for any hidden fees.
- Verification: Since Heya does not keep personal identity documents of Landlords, Tenants are strictly advised to visit the physical location using the map, inspect the room carefully, and verify the ownership before making any advance payments.
- Agreement: Tenants must talk directly with the Landlord regarding the monthly rent, security deposit, electricity bills, gate timings, and other house rules. Heya is not involved in final agreements.
- Guidelines for Landlords (লেণ্ডফৰ্ডৰ বাবে নিয়মাৱলী)
- Accuracy of Data: Landlords must upload 3 to 4 genuine, recent photographs of the rooms, hostels, or PGs. Uploading fake or misleading images will result in immediate listing deletion.
- Exact Mapping: Landlords must select their exact location on the Mapbox system so that tenants can find the house without any confusion or brokerage calls.
- Availability Status: If a room is fully occupied, the Landlord must immediately mark the listing as “Not Available” from their dashboard to avoid unnecessary foot traffic from tenants.
- Safe Environment: Landlords are expected to provide a safe, secure, and clean environment for students and working professionals.
